Groups of Contractors for Building Projects

Before starting any building project, you will need to know what groups of contractors will be needed for the project. Each construction project involves three major parties: the owner, the contractor, and the management team. A building contractor is always in charge of planning and coordinating construction activities, as well as making sure the project is completed on time and on budget. Trade Contractor

A trade contractor is a subcontractor who specialises in one aspect of a construction project. Repair, renovation, and construction are all tasks performed by trade contractors in a variety of settings.

The term trade contractor can refer to a variety of jobs in the construction industry, including electricians and plumbers, both of which are relatively common. Every registered trade contractor specialises in a specific field. Contractors of various trades specialise in the installation of ventilation, heating, and air conditioning systems, as well as anything else related to managing the temperature and environment of a building.

Contractor for Work Packages

The specialist contractor who focuses on specific aspects of maintenance and replacement work. Servicing of specialist installations, such as building management networks and fuel installations; maintenance of finishes and fittings, structure, building fabric, furniture, and equipment; grounds maintenance activities and landscape management; or labour only.

Depending on the contract approach, these types of contractors can always be hired immediately by the Employer or through the Maintenance Contractor.

Design And Build Contractor

In contrast to a standard contract, where the client selects experts to design development and then the contractor is engaged to execute the work, design and build is a procurement approach in which the main contractor is selected to design as well as execute the works. These contractors are in charge of both the design and the construction of a project.

Sub-contractor

A subcontractor is a contractor hired by the general contractor, main contractor, or prime contractor to complete a specific task as part of a larger project, and who is typically compensated for services provided to the project by the original general contractor.

A subcontractor is a company or individual who does work for another company as part of a larger project. Subcontractors carry out tasks that the contractor is unable to complete but is still responsible for under a company's contract.

Subcontractors are not truly a part of the company; you do not even monitor or control them, give them instructions on how to complete their tasks, or delegate line management duties to them. These contractors can be hired for fixed-term contracts, task–based contracts with no set end date, or long-term projects.

Work Contractor

Management contracting is a procurement strategy in which activities are performed by a number of separate work contractors contracted to the management contractor. Management contractors are typically hired earlier in the design phase so that their expertise can be used to improve the cost and buildability of projects as they progress and to provide packaging advice.

Management contracting differs from construction management in that management contractors deal directly with contractors, whereas construction managers only deal with trade contracts arranged by the client. Principal contractors must have the necessary knowledge, skills, experience, and organisational capabilities to control safety and health hazards throughout the construction process.
